Step 1: Borrower Authorization and Certification Form
The Borrower Authorization and Certification Form is for you to authorize Capital Coast Processing Services on behalf of your Mortgage Broker/Loan Officer originating your home loan to do the following:
- Pull your tri-merge mortgage credit report.
- Verify your employment and income with your employer.
This is a requirement as part of processing your home loan application. This is an Adobe fillable pdf form that you can type directly onto the form OR you can print, and hand write. Please print and wet sign the form (no digital signatures accepted unless we email this form to you to be electronically signed through Xodosign). Please be sure to send a copy of your government issued ID along with this form. You can scan and upload this document along with your government issued ID to the Upload Documents webpage link above. Fyi, we will not be able to do the above #1 and #2 below without seeing a copy of your government issued ID for verification.
Step 2: Credit Card Authorization Form for Tri-Merge Mortgage Credit Report
The Tri-Merge (Experian, Transunion, Equifax) Mortgage Credit Report is mandatory by the lender. This Credit Card Authorization form is to charge the borrower’s credit card to pull their credit report paid to the Mortgage Broker/Loan Officer’s assigned 3rd party credit reporting agency. We will send this form to you with a cost so you will know the amount to be charged to your card by the 3rd party credit reporting agency. This 3rd party credit reporting agency is not affiliated with Capital Coast Processing Services nor the Mortgage Broker/Loan Officer originating your home loan. If you agree to the cost of the credit report, then please fill out the form and submit along with your Borrower Authorization and Certification Form and government issued ID per above. This is an Adobe fillable pdf form that you can type directly onto the form OR you can print, and hand write. Please print and wet sign the form (no digital signatures accepted unless we email this form to you to be filled out and electronically signed through Xodosign). Once we pull your credit report, then we will send to you the paid invoice to your email as confirmation of payment to the 3rd party credit reporting agency. You can scan and upload this document to the Upload Documents webpage link above.
Step 3: Credit Card Authorization Form for Appraisal Report
We will only order your appraisal report on subject property when you are in contract to buy a home or ready to submit your refinance loan application to lender. Appraisal report is mandatory by the lender to complete your home loan. This Credit Card Authorization form for Appraisal Report is to charge the borrower’s credit card for the appraisal report. We will enter your credit card information into the Appraisal Management Company (AMC) selected by the lender to order your appraisal report. This AMC is not affiliated with Capital Coast Processing Services nor the Mortgage Broker/Loan Officer originating your home loan. Cost of appraisal report depends on type of loan (ie Conventional, FHA, VA), number of units (ie SFR, Duplex, Triplex, Fourplex) and approximate value (ie extra fee if value is over $1M). Cost starts from $600 and above. We will let you know how much the cost would be and ask for your permission if you want to continue to pay for the appraisal report. A satisfactory appraisal report is a requirement by the lender as part of their loan approval. Once the appraisal order is completed, then we will send to you the paid invoice to your email as confirmation of payment to the AMC.
Upload Documents
After completing the above documents, you can scan and save to your computer along with your ID. You can click on the secured Upload Documents webpage and select the General Loan Processor Inbox to upload your Borrower Authorization and Certification Form along with your government issued ID and/or Credit Card Authorization Form. Another option is to take a photo of the forms and your ID with your cell phone and go to Upload Documents webpage. We will notify you that we have received your uploads. If both options (computer or cell phone) are not available, you can fax the documents along with your ID to Capital Coast Processing Services fax number (888) 885-8574.
